5 Signs Your Commercial Roof Might Need Replacement

If you own or manage a commercial building, you know that the roof is one of the most important components. It protects your property from the elements and helps keep your energy costs down. But what happens when your roof starts to show signs of wear? When do you need to replace it, and how do you know? Here are 5 signs that your commercial roof might need replacement:

  1. Your roof is leaking. High winds, hail, falling trees, and other sources of impact can damage your roof and create openings for water to enter. In addition, if your gutters are clogged with leaves, dirt, or other debris, they will not be able to properly drain water away from your roof. This can lead to pooling water and leaks. If you’ve noticed water leaks in your building, it’s time to call a commercial roofing contractor. Even if the leaks are small, they could be indicative of a much larger problem with your roof. If left unaddressed, those leaks could cause significant damage to your building’s interior, including the electrical system and structural components.
  1. Your roof is sagging or drooping. Sagging or drooping areas on your roof are usually caused by water damage or poor drainage. When water collects on your roof, it can cause the underlying materials to break down and collapse. This can create serious safety hazards for your employees and customers, so it’s important to have any sagging or drooping areas repaired as soon as possible.
  1. Your roof is blistering or peeling. Blistering or peeling roof surfaces are usually caused by moisture trapped beneath the surface of the roof. This can happen if the roof wasn’t installed properly, or if it hasn’t been properly maintained. When this happens, water can seep in and cause the roofing materials to break down, which will eventually lead to leaks.
  1. Your energy bills are increasing. If you’ve noticed a sudden increase in your energy bills, it could be due to an inefficient commercial roof. A well-insulated roof helps keep your building cool in the summer and warm in the winter, which can save you money on your energy bills. If your roof isn’t properly insulated, heat and air conditioning can escape, causing your HVAC system to work overtime to maintain a comfortable indoor temperature.
  1. Your roof is more than 20 years old. Commercial roofs have a lifespan of 20-30 years. If your roof is approaching or exceeding that age, it’s time to start thinking about replacement. A new roof will be more energy-efficient and better able to protect your building from the elements.
