Is It Finally Time For A New Roof?

Your roof endures the daily wear and tear as well as harsh weather during storms and under the scorching heat of the summer sun. Generally, a roof can last up to more than 20 years. Roofs are designed to withstand different weather conditions, but they are not indestructible. This means your roof needs to be replaced when it’s time to. However, since replacing an entire roof can be costly, most homeowners are delaying despite signs that it’s time for a new roof.

If replacing an old roof is delayed, it could cost more serious problems in the future, not to mention costly too. Is it finally time for a new roof? Can you do something to prevent it? Is a roof repair enough?

Warning signs your roof needs replacement

Leakage

A leaking roof is one of the dreaded scenarios that many homeowners never want to experience. While some can be noticed right away, there are also roof leaks that are hard to locate. Water is the number one culprit of a leaky roof. And once the water is able to penetrate your home, it can cause damage to the frame and interior of your home. To avoid causing further destruction, it would be best to have your roof replaced or repaired.

Dark roof spots

You may think that dark spots on your roof are just dirt. Truth is, the dark spot is already a sign that your roof needs attention. The dark spot on your roof appears when airborne algae builds upon it. Algae may not instantly damage your roof, however, if it is left untreated, it lessens the lifespan of your roof. 

Missing granules

As your roof gets old, some granules may loosen from the asphalt. Other causes of loose granules are strong winds and heavy rains. If you notice this problem on your roof, better have it repaired right away if you don’t want to end up replacing your entire roof. 

Cracked shingles

The roof is subject to harsh conditions. With the constant beating of the burning sun and very cold temperature, cracks and fissures start to appear on the shingles. If it is left unfixed, the problem will worsen which may lead to bigger roof leaks. 

The roof is too old

Our roof is not made to last a lifetime. Depending on your roof materials, they have a limited lifespan given the weather conditions that they are always subject to. If your roof is made of shingles, then they can last from 12 – 30 years. Rubber roofs can last up to 50 years while metal roofs can last for up to 75 years. 

Most homeowners don’t consider getting a new roof unless they see damage on their roof. The best time to get a new roof is before it starts to show leaks. That way, you have plenty of time to consider your roof options and get a reputable roofing contractor to do the roof replacement. 

Your roof is an integral part of your home. Make sure it is functioning properly at all times. If you see any damage, get it repaired immediately. Proper roof maintenance is the key to keeping your roof functioning for a long period of time.
